Who actually grants the visa
A long-term residence visa is granted by government, not by a developer or a broker.
- The Federal Authority for Identity, Citizenship, Customs and Port Security (ICP) sets and administers federal eligibility.
- In Dubai, applications are commonly processed through the General Directorate of Residency and Foreigners Affairs (GDRFA Dubai).
- In Ras Al Khaimah, applications are processed through the relevant ICP service channels for the emirate.

Because the thresholds are monetary, currency movement and valuation method both matter. Where a valuation is required it must come from an approved valuer, not from the purchase price alone.
The process in outline
- Complete the purchase and obtain the title deed, or the registered off-plan certificate where that is accepted.
- Obtain a valuation certificate from the relevant land department, if required for your case.
- Assemble personal documents — passport, photographs, medical fitness test, Emirates ID application, and health insurance.
- Submit the application through ICP or the relevant emirate-level channel.
- Complete medical and biometrics in the UAE.
- Receive the residence visa and Emirates ID, then add dependants if applicable.

Dependants and family
Long-term residence typically allows sponsorship of a spouse and children, with conditions on age and dependency, and in some cases domestic staff. Each dependant is a separate application with its own fees, medical and insurance requirements. Confirm the current position for your family composition before you rely on it.
What the visa does and does not do
Generally does:
- Provide long-term renewable residence tied to continued qualifying ownership.
- Allow sponsorship of eligible dependants.
- Support opening and maintaining UAE banking and services.
Does not:
- Confer UAE citizenship.
- Remove tax obligations in your country of residence or citizenship.
- Survive the sale of the qualifying property without a further qualifying basis.
- Guarantee any particular investment return on the property.
Where applications commonly fail
- The property value falls below the current threshold at the point of assessment.
- The unit is off-plan at a stage that is not accepted.
- Service charges or developer dues are outstanding, blocking the required NOC.
- Title is held in a structure that is not accepted for the application type.
- Medical, insurance or document validity has lapsed mid-application.
- Documents are not attested or translated as required.
Tax and disclosure
The UAE does not levy personal income tax on individuals, and there is no annual property tax. That does not mean the income or the asset is untaxed elsewhere. Residency for immigration purposes and residency for tax purposes are different tests. Take independent, jurisdiction-specific tax advice before relying on any tax outcome.
